I haven't personally tested it, but from the videos, it looks like it works similar to the kinect IR camera. Basically using IR for your depth perception. Probably does some processing of the data in the unit and then there's a driver interface on the PC.

The kinect 1 uses an ir laser to shine a pattern on the scene, then an ir camera to look at the pattern and calculate the depth (the colour camera isn't used for depth).
The kinect 2 uses a time of flight system that measures the time it takes ir light to bounce back to the camera.
Leap has two cameras and three ir leds. There's a lot of discussion on the forums about it, but it seems to be some form of stereo vision analysis.

I was going to. But it took them 5 months to approve my developer application, so I've pretty much given up on it for now.
Attaching one to the front of an oculus rift is still an interesting use though, for adding virtual hand tracking.
